When you search for land in Abuja, most developers hand you a single number. One price. Take it or leave it. What they don't tell you is what that number actually contains... how much is land, how much is infrastructure, how much is survey, and how much is their margin dressed up as "standard fees."

When we advertise plots at Palawan Residence from ₦20,000,000 to ₦40,000,000, that is the land price only. Not infrastructure, Not survey, Not MTS, Just the land. And then we show you everything else, line by line, so you can verify every single charge before you commit a kobo.


When you search for land in Abuja, most developers hand you a single number. One price, take it or leave it. What they don't tell you is what that number actually contains...how much is land, how much is infrastructure, how much is survey, and how much is their margin dressed up as "standard fees."


The Problem With How Most Developers Price Land

Here is what typically happens in the Nigerian real estate market:

A developer quotes you ₦35,000,000 for a 400 SQM plot. That sounds straightforward. But buried inside that figure is ₦12,000,000 in infrastructure costs, ₦800,000 in survey fees, and ₦960,000 in MTS (Moving To Site) charges... all bundled together with the land cost, with no breakdown, no explanation, and no way for you to verify whether those rates are fair.

You cannot compare that price to another developer's offering. You cannot check whether the infrastructure fee reflects actual development work. You cannot confirm the survey rate is industry-standard. You simply have to trust them.

That is not good enough and it is exactly what we set out to change.

The UR9 Approach: Land Price Is Land Price

At Palawan Residence, located at FO1 Kubwa, Abuja, our advertised prices represent one thing only... the cost of the land itself:

Infrastructure Fee - ₦30,000 per SQM in any plot size you are interested in.

This covers the physical development of the estate: roads, drainage, etc, and shared infrastructure that serves every plot owner. The rate is ₦30,000 per square metre... transparent, and independently verifiable which varies as clients are notified prior to any changes that may occur

You can verify every charge independently. Our infrastructure rate of ₦30,000/sqm, our survey rate of ₦2,000/sqm, and our MTS rate of ₦2,400/sqm are all industry-standard. Call another surveyor. Ask a property lawyer. The numbers hold up, because we have nothing to hide.

You can compare us fairly with other developers. When you see a competitor quoting a single bundled price, you now know how to break it down. Strip out infrastructure, survey, and MTS, and compare the land cost alone. That is the honest comparison, and we welcome it.

You invest with confidence. Land acquisition may be the most significant financial decision of your life. Choosing a developer who discloses every cost upfront means your investment is built on a foundation of honesty... before a single brick is laid.



N/B: Clients are always advised to make full payment for their land purchase at a go, so incase of inflation you are not charged an extra fee for your infrastructure payment. Clients who opt-out for our payment plan module are always notified at any time there is an inflation, this means the initial infrastructural fee is always subject for review pending when their balance are being completed.


A Note on What "Buy & Build" Actually Means at Palawan Residence

Buy & Build means exactly what it says. You purchase your plot, you receive your Right of Occupancy, and you build on your own terms and timeline. There is no developer-imposed construction requirement, and no bundled construction cost disguised as a land price. Your plot is yours.

If a developer cannot show you what you are paying for infrastructure separately from land, ask them why. If they cannot tell you the survey rate per square metre, ask them why. If their "all-inclusive" price cannot be broken down into its component parts, ask them what they are including that they don't want you to see.
